I live in Chennai (Madras City) I leased out my property for an 11 year validity to a company. They didn't look after the property even to the minimum standard. The Registered lease agreement expired on 9th July, 2011. I asked them to vacate the place. 11 days after the expiry of the Lease Agreement they wrote that they had invoked the fair rent act. prevailing in Chennai (before Madras) and they would not vacate. My questions are (1) Can a beneficiary invoke rent control act after staying 11 years in a leased property under several clauses covered by the Lease Agreement. One clause makes it compulsory for the tenant to hand over the property, properly in peaceful atmosphere to me on the date of expiry of the Lease Agreement. (2) Can a lease holder invoke this right - if any - 11 days after the expiry of the Lease Agreement after remaining silent for 11 years. What is my remedy to vacate the goon type occupation of the property?

One person issued a cheque to me on 20.3.2009 to settle the liability of his brother towards rent arrears. Every now and then he pleads with me not to present the cheque saying that he does not have sufficient funds in the bank. Now in spite of his request I want to present the cheque and in case it bounces I want to proceed against him legally. Now I want a guidance about the legal validity of the cheque as it was issued to settle the dues of another person and whether I can take the matter to the court under relevant rules fixing the liability on him to pay compensation to me if cheque is dishonoured, Thank you.

A wealthy real estate agent in Chennai collected from me and my wife a sum of Rs.30000/- two decades ago towards land value and when I approached for registration I was told that the Tamilnadu Chief Minister was in States for medical care and it would take time to normalise the land transaction.
